随着土地流转规模的不断扩大,转出户容易由于流转双方的地位差异、信息不对称等问题导致利益受损,而中介组织在信息搜集、权衡利益主体、节约交易成本等方面具有独特的优势,因此提出问题:中介参与土地流转是否有助于保障转出户的利益?本文在构建理论模型基础上利用广东、安徽、湖南、湖北、江西五个省份农户问卷数据,基于地块样本的研究视角,运用多元回归模型和Logit模型对该问题进行实证检验。研究结果表明:中介参与土地流转提高了农地租金水平,推动了土地流转期限的明确,促进了流转合同形式趋向规范化,从而有助于保障转出户的利益。据此提出如下政策建议:强化中介组织的价格信息共享功能;监督中介组织实现交易信息提供功能;鼓励村民自治组织承担土地流转市场的中介服务功能。 |

Does the participation of intermediary organizations in land circulation help to guarantee the income of transferring households? |

With the continuous expansion of the scale of land transfer, transferees are likely to cause damage to their interests due to differences in status between the two transferees, information asymmetry, and other issues. Intermediary organizations have unique advantages in information collection, weighing of stakeholders, and saving transaction costs Therefore, the question is raised: Does the intermediary''s participation in the land transfer help protect the interests of the transferees? Based on the construction of a theoretical model, this paper uses the questionnaire data of farmers in Guangdong, Anhui, Hunan, Hubei, and Jiangxi to study the land sample From the perspective, the multiple regression model and Logit model are used to test the problem empirically. The research results show that the intermediary''s participation in the land transfer has increased the level of agricultural land rent, promoted the clarification of the land transfer period, and promoted the standardization of the transfer contract form, thereby helping to protect the interests of the transferring households. Based on this, the following policy suggestions are proposed: strengthening the price information sharing function of intermediary organizations; supervising intermediary organizations to provide transaction information providing functions; and encouraging villager autonomous organizations to assume the intermediary service functions of the land circulation market. |
